The following is a small selection of completed projects and are by no means exhaustive but have been chosen to represent the diversity of projects that J&C Jones Ltd have been responsible for, or had involvement with over the past 15 years. Bryn Hedd, Mynytho is a development of six luxury detached four bedroomed spacious houses built on an elevated site nestled within the village of Mynytho, approximately 5 miles from Pwllheli, Gwynedd and 3 miles from Abersoch for Client, Headland Promotions Ltd of Abersoch. To date, four of the six houses have been completed, two are occupied and two plots remain available which have been constructed to floor slab level. All road infrastructure is in place and 95% completed. Two of these completed properties can be viewed under the For Sale section on this website. This is a three bedroomed bungalow, designed and constructed by our Architect for a local Client who wished to remain and settle on the farm upon which he was born and raised and subsequently works upon. With the aid of a Section 106 Agreement, approval was obtained to construct this affordable new family home, NHBC guaranteed which enables the Client to work and reside within the area. The house was a traditional block build with slated roof and LPG gas central heating, UPVC double glazed windows and doors and comprised of three bedrooms with integrated wardrobes, main bathroom, separate WC, open plan kitchen / dining and living room.

 

The first development undertaken on behalf of Cymdeithas Tai Eryri, this was a small development of twelve, three bedroom affordable and sustainable homes constructed to Level 3 of the Code for Sustainable Homes. Commenced in the Autumn of 2009 with a contract period of 18 months and a value of £1.3 million , the project was completed in March 2011 and all twelve local families moved in almost immediately. The construction comprised of timber frame construction, solar roof panels to assist the hot water system, UPVC double glazing and fascias and off road parking facilities for minimum two vehicles per household. This scheme also included the construction of all access road infrastructure and surfacing to local authority and water industry adoption standards.

This was the third phase of the Porthaethwy streetscene improvement scheme to be carried out over the last few years. Having completed the High Street and Water Street, Dale Street was the latest street in this busy Anglesey town to undergo a facelift in the form of taking up the old tarmac surfaced footway and replacing with a new composite construction paved surface using exposed aggregate finish concrete paving slabs. Dale Street involved some 330 sq metres of footway reconstruction and involved some careful pre-planning to minimise disruption to both road users and pedestrians, not to mention residents and businesses. The works were completed two weeks ahead of schedule and to a high standard in time for the summer season of 2011.

 

This scheme was completed on behalf of Anglesey County Council via their term contractors Enterprise plc and commenced in early 2011 in preparation for the summer season and involved the improvement of an area fast being eroded by the might of the sea at the wonderfully scenic cove of Porthdafarch on Anglesey. The works involved the excavation of the eroded bank, the formation of a new composite wall construction in mass concrete, clad with random rubble locally sourced stonework and then the refurbishment, soft and hard landscaping of an amenity area to the retained area to create a watersports drop off area as well as a picnic area and open air shower rinse off area. Works were completed by Easter 2011 on budget and on time.

 

A £175,000 scheme to refurbish an existing cottage following a fire incident which included the reconstruction of the extensively damaged extension on the right hand side of the front elevation of this roadside carehome. Works included repairs, maintenance and refurbishment of the internal decor, fittings and woodwork, new slate floor, glazing repairs, servicing and repairs to AGA cooker and construction of new replacement extension which included an open plan living space on the first floor and new double bedroom and bathroom on the first floor. External of the building also benefited from removal of ivy and unwanted growth, repairs and patching to rendering and complete repainting in traditional style to restore this building to its former glory.

One of three recently completed projects for one of our Clients within the Care business. This project involved the reconstruction of the existing leaking roof structure which, as is evident from the photographs had extensively deteriorated over time and had to be reinforced with new section timbers, waterproof membrane and new roofing slates to conform to current standards and ensure no leaks. The project was commenced in late April / May 2011 and completed in June 2011.

 

This again is one of the repair and refurbishment projects undertaken for our Carehome Clients at a period built hall which is today run partly as a carehome and partly as a private residence. The works initially involved localised repairs to a chimney stack and flashings but during these works it was discovered that some more serious problems were present and under the supervision of Architect, John Peel, areas of dry rot and moisture penetration were further investigated and identified. Once a full assessment had been completed, local specialists, Peter Cox were called in to treat the areas accordingly and all rooms redecorated to their former appearance.
The works therefore involved a whole spectrum of trades from stonemasons, roofers, plasterers, joiners and carpenters, painters and decorators, electricians and plumbers.

 

Another example of a sensitively designed extension onto a traditional whitewashed cottage this time within a designated conservation area within the small quiet hamlet of Llangian. The Client requested an additional open ceiling single living space as an additional room to the existing home with oak beams and wood burning stove housed on a slate hearth and for the new gable end to be fully glazed within a solid oak frame leading out onto a newly formed lawned and gravelled area. All joinery, electrical, plumbing, plastering and decor works included. The extension also incorporates two roof lights to maximise natural light into the new space. Completed in June 2011.

A complete development of sixteen quality, three and four bedroom single and two storey properties, some complete with balconies and garages, with varying internal layout designs commanding a semi elevated position within the popular seaside resort village of Abersoch. Built around the year 2000 over a period of 24 months for Headland Promotions Ltd, all properties were privately sold within 6 months of completion. J&C Jones were responsible for the project from commencement to handover.

Constructed around 1999, this prominently placed development of luxury four, three and two bedroom apartments most with fantastic south facing sea views included an indoor communal swimming pool, gymnasium and sauna. J&C Jones were contracted to carry out the groundworks and blockwork on this project for Main Contractor, GB Developments.

This was one of our first improvement projects for Enterprise plc who are Term Maintenance Contractors for Anglesey County Council. To kick start their first year of projects following the award of a £5 million grant from the WEFO (Wales European Funding Office), this small scheme to improve an existing misused run down seating area adjacent to the slipway onto the Menai Straits was the second phase of the improvement strategy for the area and involved some brick and block walls, K-rend rendering, concrete slab and sett installation, soft landscaping and street furniture supply and installation and upon completion, immediately transformed the area prompting numerous compliments from nearby residents and regular users of the slipway and its associated amenities.

Our award winning project. The construction of two new three storey homes within a prime scenic location situated just behind the sand dunes on the sea front at Pwllheli. No.11 won us the LABC Building Excellence Award 2009 Small Housebuilder – Single Dwelling but both are identical and commanding a 180 degree seascape from their main living space and balcony on the third floor. The construction of these two properties included piled foundations, three storeys including double garage, three bedrooms, stainless steel and glass balcony railing system. The building was designed by Buckle Chamberlain Architects of Usk for Treberry Limited and was completed in 2008.
